Rubix.

Viktor Sergiev, Managing Director, Bernard Investments: The Businessrequires the Office Buildings to offer their employees the best possible working environment
Mr. Sergiev, how will you comment on the GrafiX project and what is its place in your portfolio?
- Bernard Investments Ltd. is one of the leading investors in office buildings in the Eastern part of Sofia. The company owns and manages over 60,000 sq. m. of office and retail space, distinguished with contemporary design, first-class amenities and central locations.
Our portfolio includes some of the most prominent office projects in Sofia such as Iztok Tower, Tetrix, Europark and Rubix.
Our latest project is a multifunctional business building named GrafiX, situatedat the corner of Jerusalem Street and Tsarigradsko Shosse Blvd. I believe that the area around Tsarigradsko Shosse Blvd. is one of the most developed areas with regards to infrastructure, easy access to Sofia Airport and the center of Sofia. In recent years, it has established itself as a major business and commercial area, including many new office and commercial projects.
Investor in Grafix is Bernard Investments Ltd. The architectural design has been carried out by LP Arch, main building contractor is GP Group.
Grafix offers unique combination of impressive vision with outstanding architectural design, state-of-the-art technology and stylish interior. The facade is decorated with large glass windows and large-scale stone panels, as the impressive red X which symbolises the building’s logo and is with a height of 7 meters.
GrafiX, offers to its tenants and visitors a two storey commercial area which consists of Lower Ground and Raised Ground levelwhere operates Bodega Restaurant, Raiffeisen Bank, Eddy's café, Gelato and Bar, Inspire Hairdresser among others. The tenant mix has been selected according to the requirements and needs of our tenants. Our main tenant is the American based company Progress which provides its employees with an exclusive use of a fitness and kids center.

How do the tenants’ requirements for office space change over time?
- The companies are focused towards the high-class business buildings in order to get the best possible working environment and quality service by the landlord. Over time more of them realize that the good office premise is one of the main employee hiring and retaining tools. In recent years, offering an opportunity for more work flexibility, having open space design took over from the traditional separated office space set-up. Prime and Accesible location is also of utmost importance with not only close proximity of the the subway, but also availability of alternative means of transportation – buses, trams, trolleys. In Grafix we have invested some of the latest technology available on the market in order to provide maximum comfort to our tenants and visitors. The lighting in the office part has been solved with the multipurpose DALI system. The building is equipped with a highly efficient HVAC installation, LG 5th generation. At the exterior areas (car ramp to the parking lot, English style courtyards and alleys) around the building, we have used an electrical heating system for snow melting. Grafix has introduced a BMS system which we can manage the lighting in common areas, as well as the air flow change and energy consumption of office premises and remote control of all window valves and blinds. The building is serviced by 6 high-speed elevators Schindler, ensuring a truly fast movement.
In addition to investing in high-end technologies in our buildings, we differentiate ourselves with our internal Facility Management Team. Bernard Investmentshas a large team of professionals who look after the overall maintenance of the buildings to provide the highest possible quality service to our tenants. We believe that good communication with them is the key to a long-term partnership.
